The Corners of Brookfield

Recently Von Maur, a department store based out of Iowa, opened up in The Corners of Brookfield, last Saturday, April 8th. The Corners of Brookfield is a “lifestyle center” that will have stores, many new restaurants, such as Belaire’s Cantina, a Sendik's and apartments above all of the stores. This retail center will have a large economic impact on the Brookfield community, as well as the other malls and shopping centers around it. Whether this impact will be positive or negative is up for debate; some believe that it will boost the economy around it, while others believe that it was an unnecessary addition and will only divert business from the local mall, Brookfield Square. It is clear that the city decided that the opportunity cost of building The Corners was better than the money and time it would take to build it.
The picture above shows the plans for The Corners. It is going to feature a green space and Von Maur in the center, with surrounding retail shops and restaurants, and above those shops and restaurants will be over 200 apartments, there will also be a parking garage below The Corners to help with space and weather.
The Corners of Brookfield is projected to have many positive impacts on Brookfield’s economy as well as the area around it. It is going to have stores and restaurants that have a mix of local and national popularity, for example the much talked about Von Maur. Ideally, this will reach a more diverse customer base and will therefore draw in new business to the city. Subsequently, The Corners will have positive externalities on the surrounding businesses, because of the customers it will draw to the city. Additionally, the construction of The Corners generated more than 1,100 permanent new retail jobs and more than 300 temporary construction jobs. The lifestyle centers has a lot of growth opportunities, and an attractive outdoor area that accommodates all of Wisconsin’s seasons.With it’s versatility and job outlook it is easy to understand why the project has been so seen to be so popular for the area.
Though there is a positive outlook for the economy due to the addition of The Corners, there are also some concerns about the negative externalities The Corners could bring to the surrounding retailers and community. The Corners has the potential to take revenue and customers away from local retail shops and could therefore cause the malls and shopping centers lose tenants. With so many new customers being drawn to The Corners, the other retailers are bound to lose out on business and therefore will suffer, so that brings many people to question why the need for a new building when it is hard enough to keep retailers in business as it is.
The Corners of Brookfield has been a project that the city has been working on for years, and now that it is finally open there are a lot of economic factors to consider that went into the decision to build this lifestyle center. The abundance of new tenants that will be moving into the open stores, restaurants and apartments provide a lot of great job opportunities and will boost the economy in Brookfield. Additionally, the project alone created numerous jobs for construction workers and retailers. Though there are some negative impacts The Corners will have on the surrounding businesses, overall The Corners stand to do more good for the community than they will do harm, which is why the city deemed the opportunity cost of creating The Corners higher than that of the cost and potential negative externalities on the surrounding retailers.

The new jobs that are created by The Corners will help the economy significantly. Additionally, the businesses around The Corners will benefit from the attraction of The Corners because people who typically would not drive to there may be more likely to stop by not only The Corners, but also the other local businesses that surround it. Overall, The Corners will greatly impact Brookfield's economy.
ReplyDeleteI was actually really excited for Von Maur until I figured out it wasn't another shopping mall unlike Brookfield Square, but that it was a department store. I think many other people won't bother to visit another department store, when they can go to Brookfield Square which has several different stores along with the department stores like Boston Store and JC Penny. I think The Corners won't be too popular, and will actually lose money. The need for another area with stores and restaurant was unnecessary, and probably won't be used as much as Mayfair and Brookfield. I think what could help would be their advertising. For a long time, we only saw the building labeled "Von Maur" and figured it was a shopping mall, we didn't know there were to be restaurants and other little shops around it. I myself wouldn't bother visiting The Corners unless I was informed of exactly what stores were there, and I think a lot of other people wouldn't visit because of the poor advertising as well.
ReplyDeleteI've been wondering about that building ever since they began building it, as I was originally unsure as to what it was for. It's exciting to hear that a new and unique shopping center will be added to a city so close, and I'm intrigued by the fact that they are building apartments above the store. I'd never realized that was a thing. You explained the positive and negative effects of the store itself on the local community, but what about the apartments? How will those affect people individually and on a community basis (like the impact on the local economy)?
ReplyDeleteI think the addition of The Corners was a wise decision for the Brookfield community. Although there was already a mall nearby The Corners, I believe that this new area will draw more attention not only to the stores, restaurants, and apartments in The Corners, but to the Brookfield Mall as well. By having to different shopping areas it will provide consumers with more a choice. Von Maur is more of a high end clothing store which we don't have many of in Brookfield, so overall it was a good decision to make this addition.
ReplyDeleteI agree that The Corners will bring mostly positive externalities to the Brookfield community. With Von Maur, this well known department store, being the only location in Wisconsin, more people will come to the store and ultimately the entire mall complex. This will bring in great revenue for not only the stores but the city as a whole. Even though there are competing malls around the area, the fact that The Corners of Brookfield is mostly made up of Von Maur, more people will still need to go to the other malls in the area for their shopping needs. There is the potential to take away some of the malls’ profits, however The Corners will add more positive contributions as a whole.
ReplyDeleteThe Corners will help Brookfield's economy significantly. It will draw people in from all around the state which will bring in revenue to varies other types of goods and services. To get there, people will need to buy gas, food, or may even need to stay in one of the hotels in Brookfield. With the added revenue in both Von Maur and in neighboring businesses, they companies may wish to expand. If everything works out for this new business, the added revenue will make Brookfield an economically strong city where people would like to shop or live.
ReplyDeleteI have been to the Belairs Cantina and Von Maur at The Corners and they both are super nice. Just walking around the Corners seeing what's all going up looks amazing. I think it was a great idea for Brookfield to add the Corners because it’s right on the highway which will drag people in too shop, with putting stores that are hip and in that will also help and since the corners is new they need people working there so that will also help the economy a lot.
ReplyDeleteI have been waiting for The Corners to open for a while and am interested in what stores and restaurants that it will offer. I agree, and feel that there will be negative externalities to this building because there are already so many stores at Brookfield Square. The new stores and brands coming to our area might draw more and different people in, but it is hard to tell. I feel like either The Corners are going to be ignored by people or many people will go to them and slowly stop going to Brookfield Square. It’s just such a big project, and with any big project, there are going to be big effects.
ReplyDeleteThe jobs that it will bring though is going to do great for our economy! All of these new stores that will be opening up in The Corners are going to need a lot of people working to keep the businesses running smoothly. This will give a lot of people much needed jobs.
I believe that since the stores of The Corners are unique and new to the city, they will draw business without hurting local stores. For example, this location is the first Von Maur in the state and there is a relative scarcity of its goods, since they can only be bought in one place. Likewise, the restaurant chain Belair Cantina has few locations and the quality of its tacos sets it apart from other Mexican chains in the area. If local stores are concerned, they should attempt to attract consumers by perhaps offering new or more quality products. After all, demand in the area may actually increase because of the new shopping opportunities and businesses should be prepared to appeal to both new and previous consumers.
ReplyDeleteI'm very excited for The Corners to open, mainly because I think it will add some new excitement to the area. Brookfield Mall is close and convenient, but it gets boring going to the same stores all the time, and Mayfair and Bayshore can be a hike depending on the day. The Corners will provide new stores locally and I believe the opportunity cost of building and funding this project will definitely pay off because The Corners is guaranteed to attract thousands of consumers within opening weekend alone. Everyone in the area will want to get out to The Corners to see it, and everyone will be talking about the new addition to the community. Also, I agree with Riah's comment regarding Bel Air Cantina. That resturant is specifically demanded for its delicious Mexican food, but the nearest location is all the way in Tosa, so it can be difficult to get there. The new Brookfield location is sure to draw a lot of crowds, and with great staff members like Sydney Kaine, I'm sure they will have rave reviews!!

DeleteAlong with drawing more customers into the mall there will also be more people drawn to the Brookfield area. With more apartments being built along with other housing options that are available in the area this could also help increase the population of Brookfield. I agree with how the mall will bring in a lot of income and possibly make more money than other places although it will not have all of the needs for the people that do chose to live there. Some of the shops that are available at that mall may not be available anywhere else but there are also stores in Brookfield Square and Mayfair Mall that will not be available at the new mall. With this being said many of the other businesses around the area if they are unique will continue to have income and possibly even more with the apartments in the new mall bringing in more people.

If may bring certain demographics to their store, but I still do see others still utilizing Brookfield Square because of their large selection of choices. Then again, as Von Maur is the only one in Wisconsin, it will bring more people to The Corners, which could potentially help out the surrounding businesses as well. As far as I am concerned, The Corners has been a great addition to Brookfield and the economy.
ReplyDeleteI haven't thought about the impact that The Corners will have on the mall. A store like Von Maur that carries a variety styles and types of clothing will for sure attract those who don't like having to walk from store to store in the mall. Aside from clothing stores, restaurants in the new court will be giving restaurants in the mall a run for their money. These new restaurants are placed in an attractive and lively setting that will be more appealing than a mall. Luckily there is a range in food type between the two locations. This new outlet will be great for the community but hopefully it's not enough to take Brookfield Square out of business.
ReplyDeleteI agree with you, I think that The Corners are going to make a great positive impact despite some minor question marks about it's creation. There has been so much buzz about these stores opening and I believe that in the first couple months there will be a shift in customer preference and quite a bit of business will shift to The Corners from Brookfield Square, however, there will always be customers who are loyal to the shops at Brookfield Square and will continue going there as they have been for years. Not everything will be available at The Corners and I think that Brookfield Square will be able to fill those gaps.
ReplyDeleteThe Corners addition in Brookfield will definitely boost the economy. The additional jobs created to run the stores will help bring the unemployment rate down in Wisconsin, and the increase in population with the new apartments will bring more people to the city, and increase demand for many goods and services. I don’t think that the Corners will deflect people from going to smaller local stores or even the larger mall because the Corners is more of an upscale place, and there is a variety between local/mall type places and the Corners. Overall, I think that this implementation will benefit the community and the economy, and bring people from all around to come see the new stores and new structure.
ReplyDeleteI completely agree that the development of The Corners will do more good than bad, and may even have fewer negative externalities than you mentioned. Many of the stores like Von Maur are much more high end (and probably expensive) than those in Brookfield Square, therefore the mall shouldn't suffer too greatly. The demand for these nicer goods should also go up slightly, and therefore benefit suppliers. However, some nearby restaurants would be impacted negatively because of the new variety of restaurants like Belair Cantina being built.
ReplyDeleteWhile this new shopping center certainly sounds interesting, I can't help but think that it will do the surrounding area more harm than good. Personally, I regularly visit Brookfield, and greatly enjoy the many stores it has -- including some of my favorites such as Barnes and Noble, Dick's Sporting Goods, Best Buy, and Mega Media X-change I would hate to see any of these stores suffer, and feel like this shopping center will be an unnecessary addition that will do just that to these numerous retailers. Though I do understand that The Corners is marketing towards different clientele than any of these shops, I still fear the worst once this center officially opens its doors.
ReplyDeleteI recently got a job at Belair and I can personally say that the restaurant, as well as the shopping center as a whole, will be successful and generate economic growth in Brookfield. Although you mentioned concerns about the surrounding businesses such as Brookfeild mall I think the positive externalities outweigh these negative ones. Competition boosts the economy. Therefore, by having new stores and food options it makes the surrounding businesses work harder to promote their stores and restaurants creating a better city economically.
ReplyDeleteI believe that introducing Van Mar to Brookfield, WI does not decrease the popularity of Brookfield Square or other shopping malls in that area because each will have different stores and they both seem to be different environments. Since this business chain was so popular in Iowa, people were excited to visit once it was built which created an increase in consumers in the area. Not only were consumer's options expanded, but it created jobs for all the construction workers and restaurant/shop workers.
ReplyDeleteI don't think the mall will pull people away from the surrounding market. The reason is because the corners is more of a high end mall with more expensive outfitters. But I think it will be interesting to see how local restaurants and markets will react and be effected by the adding of some restaurants and markets inside the new mall.
ReplyDeleteI never really thought about the economic impact that The Corners will have on Brookfield's economy. When I heard about the new mall being built I was sort of excited about this new addition. It's pretty close to my home and with stores that I like to shop at becoming apart of the mall and I'm sure others too, negative impacts didn't cross my mind. After being able to go to Von Maur and check out the area, it wasn't as great as I thought it was going to be. Although they are still working on completing some stores, the mall was smaller than I expected. I think that for a few years The Corners will be popular but then possibly fade away. It will be a nice little bump for the economy but I think it will also hurt it because it's drawing customers away from Brookfield Square.
ReplyDeleteI think this Brookfield Corners is a good idea because of how much business and excitement it will bring in. It will bring in people to not only Brookfield, but also to other surrounding businesses, so it will definitely bring positive externalities to it. This will also create outlets for people to go hang out at and spend more time at and have fun at, which I'm excited for. Because of the fact that Von Maur is not commonly in Wisconsin and that it has a cool atmosphere, it will really be a fantastic addition to Brookfield :)

This would not be good for other businesses however, this will take money away from other surrounding companies. The excitement for The Corners however will eventually fade. This will change the economy, bringing it up. However, it may take customers away from Brookfield Square.
ReplyDeleteFrom a consumer point of view there are really no negatives to the opening of this new shopping center. These businesses add another level of convenience and community to the area. Luckily I have no economic ties to Brookfield Square or I might dread the opening of Van Maur. However, I do think the corners can attract more people to the area so maybe these added consumers will also stop at Brookfield mall making up for costumer loses they predict they will have.
ReplyDeleteIt is convenient that this Brookfield Corners is close to all the other stores, because personally I go to Brookfield a lot. Now everything will be so close, but I won't be able to decide which place to go to due to all the options. Although I partially think this is a good idea to have everything close, this new area should have been moved in a different location. As of now, Brookfield has good economic standings, but where we live there isn't much to do. This area could have been moved to another area so another city could have improve their economic standings; however, I am still excited to see this new entertainment area.
ReplyDeleteI have always seen the stores under construction and now that they are finally open I think it would be cool to see what they are all about. Also, I totally agree with you saying that these stores are going to take business away from other stores. With the mall fairly close to the area, I bet people will start leaving the mall and traveling a few extra (or fewer) miles to the corners where they can experience new store. However, since the corners are still in Brookfield, it won't be too bad for the city because they will still be getting their money. For the other stores and restaurants, they will not be too happy.
ReplyDeleteI think that adding The Corners to Brookfield was a good idea because it will attract people to the shopping center along with the businesses around The Corners. Adding this new shopping center to Brookfield will have a positive impact because even though Brookfield Sqaure mall is only a few miles away, people get sick of shopping at the same stores and they now have new stores to go into. Von Maur in particular will also bring in a lot of attraction due to the fact that is typically not common to have in Wisconsin so that in itself will have people curious to what Von Maur really is.
ReplyDeleteThe Corners of Brookfield is going to bring in a ton of revenue, that's for sure. I believe that the effect of building The Corners is far more positive and beneficial than if the space were left empty. It is interesting how adding this area, will make Brookfield seem much more "up-scale" as it includes many new and higher end dining areas, apartments, courtyards, etc. It's crazy because people who live in those apartments, will virtually never have to leave The Corners because everything they need is a simple walk down the road. I have looked at the floor plans of the apartments and I think they will be very expensive but intriguing to people. The Corners definitely gives a city feel and it is also close to the highway. I think there will always be traffic in this area. However, I don't think that Brookfield Square should be majorly concerned because The Corners does not offer many of the options that the mall still does. Also, an example of a store in The Corners is going to be Lulu Lemon, which Brookfield Square doesn't even have. Yes, The Corners will attract people for awhile, but it shouldn't be too drastic of a change for other companies. Plus, it is creating more opportunities for jobs and housing.

While it is a concern attention may be drawn away from Brookfield Square, I don't see it being a huge harm as many of the stores in The Corners are of higher end retail. The price difference of these stores will still keep Brookfield Square popular as they provide stores with lower prices. Overall, the varying economic impacts The Corners have on Brookfield are interesting to consider.
ReplyDeleteAs of now I feel like the Corners will take a lot of time to develop into what it is intended to. Currently Von Maur is the sole shop in the mall and that just isn’t enough currently to make the new shopping center a valuable asset to the community. With all of the positives like the job creation and the increased spending in Brookfields economy, those will both take a lot of time develop because of the companies that need to buy space in the mall in order to be present. Right now the negatives are at a much higher rate. Construction on the site has caused some traffic delays and that is a high traffic area. I am often going through the area also so this has directly impacted me already. That traffic will not go away either because when there are new shops to go to, people from everywhere will be looking to go and check it out. Also the idea of a new mall will over shadow the current malls already built in the area. Mayfair and Brookfield Square will both be paid less attention to which might lower the quality of those malls. Placement of the new mall makes it difficult for both the other two malls and the traffic going through Brookfield because of their close proximities to each other. In the long run the mall might be worth it but currently I feel that the mall isn’t bringing enough to the table.

Brookfield is already a relatively upscale area, and the addition of the Brookfield Corners further supports that. With a generation of new jobs, increased consumer spending, and an overall updated theme to the area, the Corners is an excellent bonus to the economy of the area. However, in terms of the longrun, much like similar projects, the excitement will fade, and business will decrease, most likely. And taking into account the local business outside of the Corners, it can be said that this will poorly affect and positively affect them. The Corners could take away their business, or further add on to it, the answer is uncertain. One thing remains true and that is many stores within Brookfield Corners contain very high pricing, and this may attract little revenue. In terms of drawing in customers, it seems solely attractive in the aspect of being new and fresh, but as said, the fresh new feel fades, in turn so may the Brookfield Corners.
ReplyDeleteThe Corners to Brook field is probably one of the most important buildings that has been built in brook field for a very long time. The mall while being a luxury mall, will bring in a lot of revenue because of its location and housing built into the mall itself. Because it's luxury mall people who will be shopping there generally will have a good amount of money due to higher prices, hence why called a luxury mall. This in return will help the economy because cash flow will circulate quicker.
ReplyDeleteIn my opinion this shopping mall was a good decision, and is going help improve the Brookfield community greatly. The negative externalities you mentioned, such as less people visiting other stores, in my opinion is unlikely. In the mall there is going to be all new stores, so people will still visit their favorite stores at Brookfield square and the surrounding places. With this new edition also comes more living options, more stores bringing in revenue, and more job options available which will then have a positive impact on the economy.
ReplyDeleteThe Corners of Brookfield will help to grow the already successful economy in Brookfield and cities around it. A project such as this clearly shows the growth in economy. Many years ago Goerkes corners was filled with farm land and fields. Now there is a large shopping area. The jobs The Corners will be able to create is greatly larger compered to how many a couple farms would be able to create. There are many positive externalities to The Corners like you said by adding more shopping options for citizens and creating more jobs. By having a new, local shopping center the economy in our area will grow and become more powerful.

These high end stores will cause Brookfield to look more high end and that itself can bring more traffic to the city for more revenue. The concerns of taking traffic away from Brookfield Square shouldn't be that big, because people will still go there because it provides things that the corners won't have and at some cheaper prices. Overall it will be a great addition to the city.
ReplyDeleteThe Corners is a vision of what malls were supposed to be. Malls were originally supposed to be places where people could live, shop, work and be entertained all in the same place. Instead, we received the model of malls were familiar with; rows upon rows of shops with no living spaces and not much recreation. This model is unsustainable. Why go to a mall when you can just shop online. Due to the increase in online shopping, malls aren't able to attract the business they used to. The Corners has adopted to this by adding restaurants and other recreation to make the mall worth coming to.
ReplyDeleteThe idea behind this new shopping center really displays the demands found by those living in Lake Country and offers a luxurious shopping experience that Brookefield Square and Mayfair don't seem to offer. Milwaukee lacks in their high end shopping centers, and The Corners is a great way for the community to be introduced into this trend. It does not directly compete with other malls in the area as well, which allows for a decreased competition and will allow for greater profits by those tenants at this mall. I am excited to see what will be offered by this new shopping center and am interested to see its economic success in the near future.
ReplyDeleteI got really exited when I realized that the Von Maur mall was built near to my house, but at the same time I was disappointed when I heard that it only contained the high-end stores. Though this mall has positive externalities, I personally feel like it has more negative externalities because in the first place, retailers chose a very unusual place to built this mall. Brookfield has a very good places such as the retailers could have built the mall near the movie theater. I felt it was unusual for a mall to be right beside the highway and 200 apartments being kind of attached to the mall. Infact, the video screen built beside the mall has the most negative externailty since the bright light of the screen distracts a lot of drivers who drive through the highway. I am actually glad that there is a mall closer to my place, but I am also concerned on how this shopping mall will lead the Brookfield economy, due to its various negative externalities.
ReplyDeleteWhen I heard that a new mall would be opening in Brookfield, I was intrigued as to what kind of stores it would have. It is a more high-end shopping center, making it unique to Brookfield Square or Mayfair, which currently attract most of the shopping traffic in the area. The Corners has an apartment complex built right in to the mall, which is even more unusual considering it's in the middle of a very busy area. I'm unsure how much people will be willing to stay in these apartments given the conditions, and if the money spent to build them was worth it. It's possible that this mall will steal customers who normally drive farther to shop at Brookfield Square or Mayfair, but I don't think it's likely considering the huge range of shops the two have, from low-end to high-end. The Corners seems like a place suited to those who have a luxury taste; it probably isn't somewhere that teens can go spend a day at like the other malls, which cuts down a sizable portion of potential customers. I feel like more people will shop at The Corners while it's still relatively new, but as soon as the hype dies down, its popularity may decrease.
ReplyDeleteI think it is important to note how long the space for the shopping center was left vacant before construction. The old Menards and movie theatre were left standing for years, then there was a significant gap between when they were finally torn down and new construction started. There is an additional huge opportunity cost associated with how much could have been made if the project didn't take so long to build. If all the economic costs are taken into account, it will take The Corners a lot of time to start making a profit.
ReplyDeleteI'm excited for the Corners! A big debate is if it is affecting business for Brookfield Square; however, I believe that the Corners is more high end shops compared to the mall. The mall will have your basic Pacsun, H&M, Champs, etc. The Corners has more upscale stores such as Lululemon, Anthropology, and Free People. I believe that those looking for such high end clothing in Brookfield will actually take away Milwaukee business. The most common Anthropology in MKE is in the third ward along with a lululemon. The only place I can think of with free people in Milwaukee is at the Nordstrom at Mayfair. I don't think it's necessarily Brookfield businesses that need to worry about The Corners, but rather stores in Milwaukee county. I think it's exciting that more jobs are being created through The Corners. I mean hey I was just hired at the Bel Air!!! The expansion of these businesses will only make them grow more, which in part will help increase the production of goods in foreign countries, therefore increasing global business.

ReplyDeleteI definitely think the Corners is doing well. While I haven’t actually been there myself, it usually seems packed when I drive by. However, I’m not sure how long the popularity will last. If it continues to be this popular, it will likely cause other department stores to lay off their workers or even close. If the hype for the new development dies down, the effort and cost to construct the Corners will have been a waste.
ReplyDeletePersonally, I think eventually this will end up having a really positive impact on the economy of brookfield, but as of right now, there still is a lot of developing to be done. Right now really the only store that is available is Von Maur and that store is so expensive. Therefore, lots of people will not choose to actually shop there just because it is so expensive. Also, some of the construction and development hasn't been completed. So the demand isn't as high. Also, due to the fact that the apartments that are available there are right near the shops and center, it seems that it would be something new for people. Yes, there will be nice apartments, but the expectations of of the consumers will be most likely lower due to the fact that they will be next to busy shops and lots of traffic so the demand may be lower.
ReplyDeleteAdding The Corners to the Brookfield area will definitely help the economy. Many additional jobs will be created and bring down the overall unemployment in Wisconsin. It will also increase the population in the area due to the new apartments. No one can really complain to the opening of a new shopping center since it is a different style of more upscale living since the biggest addition is Von Maur. It will only increase the attention given to that area and help people in the area. It may even attract more consumer to the mall since the proximity is very close. Overall, I think that The Corners will benefit the community and the economy.
ReplyDeleteThere are many new job opportunities that are created from this mall. It also has different stores than Brookfield Square which will draw in a larger crowd between the two shopping centers. There will be many ways in which shoppers can indulge in new purchases with these new stores and thus increase the economy.
ReplyDeleteI think that The Corners will definitely have a positive impact on the economy. The various different stores/restaurants opening is bound to create tons of revenue and jobs. Everyone who lives above these places are going to spend a lot of their money at the place that they live. Not to mention, these living spaces are being paid for and just create living spaces for tons of people. Overall, I think that the positives outweigh the negatives as far as economics goes.
